Land Registry Fee Increase

As from Monday 31st the Land Registry will be increasing its land registration fees. The rise represents the first increase in fees at the Land Registry since 2009.

The increased charges will affect all applications for registration made to the Land Registry on or after 31 January 2022 and any existing applications that are cancelled or resubmitted on or after the 31 January.

For applications that are submitted electronically fees will be increasing by 11% and for those made by post there will be an increase of 21%.

How Is The Registration Fee Calculated?

The Land Registry operates two different fee scales- Fee Scale 1 (the higher scale) and Fee Scale 2 (the lower scale). The fee scale that will apply is determined by the type of application being made e.g. first registrations of unregistered land, transfers of land for value, gifts of land on death etc.

Fees also vary within the two scales depending on whether the application is being submitted by post or electronically. If the application is made electronically then the fee is reduced.

There are also reduced fees for those that are making voluntary registrations of their unregistered titles.

Why The Increase?

The Land Registry have justified the increase as it “allows HM Land Registry to move forward with plans to deliver what customers need – more consistency and speed in service delivery – by investing in both operational capacity and accelerating the digitalisation and automation of services.”

Further changes might be on the way as the Land Registry confirm “we are exploring further changes to the Fee Order, including its structure and simplicity. We are currently engaging as widely as we can before we set out any proposals.”
