We understand that each transaction is unique, and some may require additional work than others. The fees quoted below reflect a straightforward property transaction. If it appears that your sale/purchase involves an unusual level of complexity, we will talk to you about the additional work which may need to be done and give you an estimate of costs before any work is carried out.

We offer different levels of help so that you are covered for whatever you need.

Sale - freehold residential property

Sale of properties up to a value of £700,000
Our fee
£1,200 + VAT at 20%
(£1,440 including VAT)

Bank Transfer Admin Fee (per transfer)

What our fee includes:
  • Providing you with a sale guide and assisting with completing the necessary paperwork to be provided to the buyers’ solicitor
  • Drafting all of your contract paperwork and issuing this to the buyers’ solicitor
  • Dealing with any enquiries raised on your behalf
  • Attending to repayment of your mortgage, if any
  • Exchanging contracts
  • Completing and transferring the sale proceeds
  • Sending the buyer all of the original deeds and sale documentation

Pre-Sale Information Pack Option

If you are coming to us because you have or are thinking of putting your property on the market, we would like to work with you and your Estate Agent to prepare a pre-sale property information pack*.

This would involve a thorough review of your title to highlight any areas which might slow down the process such as name changes, redeemed mortgages still on the title, terminated leases on the title and boundary errors. If we can deal with these before rather than during the conveyancing process, this will help avoid delays. We will also ask you to complete the conveyancing protocol forms – the Property Information Form, and Fixtures and Fittings Form – which can take time. We offer a staged fee for this service as set out below:

  1. For the preparation of the pre-sale property information pack our fee will be £250 plus VAT at 20% (£300 including VAT).
  2. If you then accept an offer on your freehold property for £700,000 or less our fee will be £750 plus VAT at 20% (£900 including VAT).

  • Providing you with a guide to the process
  • Reviewing your contract, title documents and searches
  • Acting on behalf of your Lender and advising you on your mortgage, if any
  • Reporting to you on your obligations as a homeowner and advising you on all rights, reservations, restrictions and covenants that may affect the property
  • Exchanging contracts
  • Completing the transfer of funds
  • Submitting your Stamp Duty Land Tax return and processing your payment of any stamp duty due
  • Completing the registration of the property into your name

Searches

Searches against the property will usually cover:

  • Water and Drainage
  • Local Authority
  • Environmental
  • Chancel

Additional searches may be advised depending on the location of the property.

Searches are required by mortgage lenders but if you will not be having a mortgage the searches are optional, however, we would recommend them.

Additional expenses:

In addition you will be required to pay some or all of the following fees to third parties in

connection with the Landlords, Managing Agents or Residents Associations fees and vary from

property to property and can on occasion be significantly more than the ranges given above.

We can give you an accurate figure once we have sight of the specific documents and receipt

of the Leasehold Information pack.

  1. Notice of Transfer fee – This fee, if chargeable, is often set out in the lease. Often the fee is between £40 plus VAT at 20% and £200 plus VAT at 20% (between £48 including VAT and £240 including VAT).
  1. Notice of Charge fee (if the property is to be mortgaged) – This fee is often set out in the lease. Often the fee is between £40 plus VAT at 20% and £200 plus VAT at 20% (between £48 including VAT and £240 including VAT).
  1. Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £100 plus VAT at 20% and £300 plus VAT at 20% (between £120 including VAT and £360 including VAT).
  1. Certificate of Compliance fee - To be confirmed upon receipt of the lease, as can range between £100 plus VAT at 20% and £300 plus VAT at 20% (between £120 including VAT and £360 including VAT).

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charges applicable to the property as soon as we receive this information. Apportionments will be required to be paid in addition to the purchase price and these will be calculated and advised to you once a completion date has been agreed.
